Terms Of Services

Access

– The client is responsible for access to the work site. It must be unobstructed. With wide enough access through doors and stairs for our equipment and employees. Everything on-site must be removed unless Furniture Removal/Moving has been quoted. (Any loss in time will be billed and shown on your invoice)

– The client is responsible for access to the work site. If access through doors or stairs is not possible. The client will be responsible for hiring and paying for the costs of equipment, such as cranes.

Job Notice

– In accordance with NSW strata requirements, the customer is responsible for informing their strata and obtaining any required approvals before Concrete Grinding Sydney attends the property to perform flooring removal or concrete grinding services. Failure to do so may result in works being stopped, in which case a full call-out fee of $300, a full day’s labour fee of $450 per labourer on site, and any applicable equipment hire costs will be charged.

– Customers must notify their strata and neighbours of the scheduled works, providing at least seven (7) days’ notice after the job has been approved.

– Where applicable, customers should also place a notice on the building notice board to advise neighbours of the upcoming works.

Noise Complaints

– The customer is responsible for notifying all relevant parties that loud noise will occur during the works, including neighbours, strata, building managers, owners, and occupants. Concrete Grinding Sydney is not responsible for noise complaints arising during the performance of the works.

– Where works are stopped due to noise complaints resulting from the customer’s failure to provide adequate notice, the customer will be charged a full day’s labour, along with any additional costs incurred, including travel time and equipment hire.

Power On-Site

– The customer must provide access to electricity and sufficient lighting to allow Concrete Grinding Sydney to safely and efficiently complete the works. Where no power is available on site, the customer must supply suitable temporary lighting powered by a generator or batteries.

– Concrete Grinding Sydney uses high-powered machinery for flooring removal, dust extraction, and concrete grinding. Some properties, particularly older homes or unit blocks, may have limited electrical capacity, wiring, or circuit availability, which may restrict the use of equipment or dust extraction systems.

– The customer must ensure sufficient power points on separate circuits are available to operate our equipment. Where existing electrical capacity is inadequate, additional circuits, power upgrades, or temporary site power (such as a generator) may be required at the customer’s expense. Customers concerned about site power availability must discuss this with Concrete Grinding Sydney prior to the job.

– Insufficient power may delay work and inhibit the safe operation of machinery. Where works are delayed due to inadequate power supply, waiting charges may apply. All costs associated with supplying temporary power, including generator hire, transport, refuelling, and related fees, are the customer’s responsibility.

Site Inductions

– If your job requires a site induction, training, or any special licenses, you MUST let us know 7 days before the job starts so that we can ensure everything is ready.

PPE Requirements

– If your job requires our employees to wear special PPE (Personal Protective Equipment), you MUST let us know 7 days before the job starts so that we can ensure everything is ready.

Keeping Our Work Zone Clear

– During demolition and removal works, the work area must be kept clear of other tradespeople and activities. Concrete Grinding Sydney will not commence or continue work while other trades are present in the work zone. Where works are delayed or stopped due to other trades being on site, stand-down time will be charged for all team members in accordance with the applicable stand-down rates.

– The customer is responsible for ensuring that all non-fixture obstacles, materials, and items are removed from the work area and surrounding surfaces prior to work commencing.

Furniture

– Concrete Grinding Sydney will only move or reposition furniture specifically listed in the quotation as items the customer cannot move, such as large items, including bookshelves, couches, tables, and televisions. These items must be emptied of all contents to ensure safe handling.

– The customer must remove books from shelves, empty drawers and cabinets, remove fragile items such as glassware, and disconnect all electronic devices and cables prior to our team’s arrival. Concrete Grinding Sydney is not responsible for disconnecting or reconnecting electrical appliances or equipment, including televisions, set-top boxes, or similar devices.

– Any rooms or items not adequately cleared, including extra-heavy items, may result in additional charges. Concrete Grinding Sydney is not liable for damage to items that should have been removed by the customer. Small items such as lamps, toys, photo frames, glassware, and computer equipment must be cleared by the customer before works commence, as our team is only engaged to move large furniture items where specified in the quotation.

Marketing

– The client grants the contractor, and any persons authorised by our business, permission to film or photograph the building and the works inside/on-site without restraint and allow its use for any promotional purposes without any recall, whether legal or monetary.

Minimum Job Charge

– Jobs may face a “minimum job charge fee” of $1,100 – $2,600

Call Out Fee

– Site inspections or jobs over 30KM away from Concrete Grinding Sydney MAY have to pay a $300 call-out fee.

Cancellations

– Customers must provide at least seven (7) days’ notice to alter or cancel a scheduled job. Failure to do so will result in a cancellation fee of $250.

– Where less than forty-eight (48) hours’ notice is provided, a cancellation fee of $450 per employee will apply.

– If Concrete Grinding Sydney arrives on site and the job is cancelled due to unforeseen circumstances, the customer will be charged $450 per labourer who was travelling to, or present on, the site.

Stand Down Time

– Where works are temporarily stopped due to on-site issues or at the customer’s request, stand-down time will be charged at $45 per hour per labourer on site.

– If the customer requests that work cease earlier than the agreed working hours, or requires our team to leave the site and return on another day (including due to emergencies, noise complaints, or similar reasons), additional charges will apply. These may include stand-down time, a second day’s labour charges, and the cost of re-hiring equipment such as jackhammers, concrete grinders, trucks, or other machinery.

– If labourers are required to stop work during approved working hours for any reason requested by the customer, resulting delays and additional costs (including labour and equipment hire) will be added to the invoice.

– Where works are stopped during approved working hours due to noise complaints, weather conditions, or similar interruptions, stand-down time will be charged at $45 per hour per labourer on site.

Cleaning

– Flooring removal and preparation works generate dust. Concrete Grinding Sydney uses dust extraction equipment wherever reasonably possible and will sweep and vacuum the immediate work area upon completion. However, dust cannot be completely eliminated, and the customer is responsible for protecting and cleaning surrounding areas as required.

– For high-dust works, including concrete grinding, magnesite removal, and tile removal, our team will clean the areas where work was carried out, including floors worked on and relevant common areas.

– Cleaning of areas outside the work zone, including bathrooms, ceilings, lights, windows, walls, furniture, mirrors, and other surfaces, is the customer’s responsibility. Concrete Grinding Sydney is a removal service, not a professional cleaning service, and customers are strongly encouraged to isolate areas not being worked on.

– Waste will be removed and disposed of unless a skip bin is required. Post-work cleaning is limited to basic sweeping and vacuuming of the worked areas only.

– Any additional or specialised cleaning required is the responsibility of the customer. It is recommended that a professional cleaner be engaged following major renovation or demolition works, at the owner’s expense.

Price Variations

– Prices displayed on the website are indicative only and are provided as a general guide. Actual pricing may vary depending on job size, scope, site conditions, minimum charges, and other project-specific factors.

– Concrete Grinding Sydney reserves the right to vary the quoted price where there is any change to the scope, specifications, scheduled services, or where costs increase, including but not limited to materials and labour. Any approved variations will be itemised on the invoice and are payable in full upon completion of the job.

Deposit

– At Concrete Grinding Sydney’s discretion, a non-refundable deposit of up to 10% of the total invoice may be required prior to works commencing. Where a deposit is requested, work will not commence until the deposit has been received. Deposits are generally only requested for larger jobs and commercial projects, typically where the total invoice exceeds $5,000.

Progress Payments

– Progress payments may be required for large commercial jobs. Each progress payment must be paid upon completion of the relevant stage of work, as outlined in the quotation, before the next stage commences.

– If a progress payment is not received within seven (7) days, Concrete Grinding Sydney reserves the right to suspend further works, apply late payment fees, and, where payment remains outstanding for four (4) weeks, refer the outstanding balance to a debt collection agency and close the project.

Payment Terms

– Failure to respond to payment requests or failure to pay outstanding amounts may result in the account being escalated directly to debt collection and/or legal recovery. For jobs with a total value exceeding $10,000, or where payment is required on completion and the customer fails to pay or respond, Concrete Grinding Sydney reserves the right to bypass any late payment fee process and refer the invoice straight to a debt collection agency.

If your Company, Business, Strata, or any other arrangement involves specific payment dates or delayed payment terms, you must notify Concrete Grinding Sydney before work commences. Failure to disclose this information may result in late payment fees, debt collection action, suspension of works, and termination of the working relationship.

– The Customer shall not be entitled to set off against, or deduct from the price, any sums owed or claimed to be owed to the Customer by Concrete Grinding Sydney, nor to withhold payment of any invoice because part of that invoice is in dispute.

– Unless otherwise stated on the quotation, payment in full is required on completion of the job. Where a 30-day account has been approved in writing, payment must be made within 30 days of the invoice date.

– Late payment fees may apply from the first missed payment date and may continue to accrue every seven (7) days. If payment remains outstanding for four (4) weeks, or where the customer fails to respond, Concrete Grinding Sydney reserves the right to refer the invoice directly to a debt collection agency.

– If any payment is not made when due, the client shall pay all costs incurred by the contractor to collect or attempt to collect the debt arising from a breach of this agreement. The term “all costs” includes but is not limited to all debt collectors, fees, legal fees on a solicitor, court filing charges, and any and all other expenses of whatever nature incurred by the contractor in collecting or attempting to receive all or part of the debt.

– The client agrees to grant access to the contractor, its employees, and subcontractors an irrevocable license to enter the property and remove all works completed following ‘Clause 12’ below.

– 12. Retention Of Title
– 12A. Property in the works does not pass onto the client until full payment has cleared per this payment agreement
– 12B. Services provided, construction materials, and products produced by the contractor, its employees, and subcontractors will remain the contractor’s, employees and subcontractors’ property until full payment has been received. If the full payment is not received by the due date. The contractor, employees, and subcontractors will have the right to enter the worksite/property and reclaim any materials used for, used during, or as a result of construction by the contractor to recover the cost of construction to the value of the amount owing to the contractor, its employees, and subcontractors.
– 12C. If the full payment is not received by the due date, or at all. The contractor, employees, and subcontractors will have the right to enter the worksite/property and remove any and all work completed. Including, but not limited to, Removal of any work completed, Demolition of any work completed, and Concrete Grinding to remove any work completed.

– Extras, variations, or services not included in the original quotation will result in additional charges. This includes, but is not limited to, additional furniture, stairs, wardrobes, additional flooring systems, coatings, subfloor preparation or additional services requested or required on-site.

– If the client fails to provide agreed site requirements (including electricity, skip bins, generators, or equipment transport) and this causes delays, additional fees will apply.

– Once a quote is finalised and accepted, the price cannot be reduced. Incorrect measurements, partial removal by the client, or faster-than-expected completion do not entitle the client to a price reduction or discount.

Referral Work

– The client agrees that all companies that have received a job referral from ‘Concrete Grinding Sydney’ will fall under ‘Concrete Grinding Sydney’s’ terms and conditions.

– The client agrees that debt collection will take place from a job referral if the client fails to pay the company to whom we have referred the job. ‘Concrete Grinding Sydney’ will recover the funds by using our terms and conditions, debt collectors, solicitors, and any other means necessary.

– The client agrees that any job referred by ‘Concrete Grinding Sydney’ to any other company will be able to enforce our terms and conditions on their clients.

Customer’s Instructions

– While any labourer remains an employee of Concrete Grinding Sydney, services will be performed in accordance with the customer’s instructions. Concrete Grinding Sydney will not be liable for any actions, outcomes, or consequences arising from a labourer following the customer’s instructions.

Minor & Accidental Damage

– The customer must ensure our team has clear and unrestricted access to the work area, with all furniture and breakable items removed from floors, walls, benchtops, cupboards, and surrounding areas prior to works commencing. While all reasonable care is taken, Concrete Grinding Sydney is not liable for damage to any items left in or around the work area, including appliances, fixtures, or other trades’ tools.

– Where items cannot be removed, such as fitted kitchens, cabinets, shower screens, baths, toilets, or built-in wardrobes, Concrete Grinding Sydney will take reasonable care; however, due to the size and power of the machinery used, we are not responsible for minor damage including scrapes, scuffs, cracks, or marks to these items.

– The customer is responsible for installing suitable protective barriers to any glass surfaces located near the work area, including doors, windows, sliding doors, picture frames, wall-mounted televisions, lights, or other glass fixtures. Suitable protection includes temporary sheeting such as chipboard, masonite, plywood, or corflute. Concrete Grinding Sydney is not liable for damage to glass caused by the customer’s failure to provide adequate protection, and all associated repair costs will be the customer’s responsibility.

– All reasonable care is taken; however, Concrete Grinding Sydney accepts no responsibility for minor damage to decorations, paintwork, furniture, tiles, or similar items. No responsibility is accepted for damage to telephone wiring, computer cabling, or stereo equipment relocation or reassembly.

– Minor damage to walls behind scotia or skirting boards may occur during removal due to installation methods, fixings, or wall construction. While reasonable care is taken, Concrete Grinding Sydney is not liable for such damage.

– Where different flooring materials meet, vibrations from machinery may cause unavoidable damage to adjacent surfaces, even where care is taken. Concrete Grinding Sydney is not responsible for damage arising from such conditions.

– Any accidental damage must be reported to Concrete Grinding Sydney within three (3) working days of occurrence by contacting 0424 408 330 or Enquiries@ConcreteGrindingSydney.com.au. Concrete Grinding Sydney will assess the damage and determine whether minor repairs or an insurance claim for major repairs is required.

Defects

– The customer must inspect the services upon completion and notify Concrete Grinding Sydney in writing of any alleged defect, shortage, damage, or failure to comply with the quotation or description within two (2) days of completion. The customer must allow Concrete Grinding Sydney a reasonable opportunity to inspect the services where a defect is alleged.

– Where Concrete Grinding Sydney agrees in writing that the customer is entitled to rectification, liability is limited to rectifying the defective services. This does not exclude or limit any rights the customer may have under the Australian Consumer Law or applicable Fair Trading legislation, including the right, at the customer’s discretion, to a refund or rectification where the services were acquired as a consumer.

Fire Alarms

– The customer is responsible for ensuring that all fire alarms, including automatic and back-to-base smoke and fire alarm systems, are isolated prior to Concrete Grinding Sydney commencing work and remain isolated for the duration of the works. Concrete Grinding Sydney does not isolate fire alarms and may not have access to alarm control panels or high-level alarms.

– Flooring removal and concrete works generate dust that may activate fire alarms. Where alarms are triggered due to the customer’s failure to isolate them, the customer is responsible for any fines, call-out fees, or charges imposed by emergency responders. The customer is also responsible for ensuring that relevant occupants or residents within the building are informed that fire alarms have been isolated.

Job Completion

– Upon completion of the works, the customer (or a nominated representative) should be on site to participate in the Job Completion Walkthrough with our on-site supervisor to inspect the work before the team leaves for the day. This is particularly important for jobs requiring the hiring of commercial equipment. Any return visits requested after completion may incur additional charges, including equipment rehire and labour costs.

– The customer is responsible for covering, protecting, and isolating all areas, surfaces, and items that may be affected by dust or debris prior to our team’s arrival. Concrete Grinding Sydney is not liable for cleaning costs or damage resulting from the customer’s failure to adequately protect these areas. Customers are encouraged to use protective measures such as plastic sheeting and tape to prevent dust or debris from affecting non-work areas.

Customer Complaints

– If the customer has any concerns or disputes regarding the services provided, they agree to first attempt to resolve the matter directly with Concrete Grinding Sydney before pursuing any other avenue, including court proceedings or Fair Trading. Complaints should be raised as soon as they arise to allow prompt resolution.

– Complaints must be raised and addressed immediately, and preferably while the team is still on site. If the works have been completed and the customer is dissatisfied, the issue must be raised with the on-site supervisor or by contacting Concrete Grinding Sydney immediately. Delays in raising complaints may result in additional charges where return visits or equipment rehire are required.

Stamped Concrete

– Sometimes (although rare), when stamped concrete coatings have been removed, there still may be lines from the old pattern deep within the concrete. It can be extremely hard to completely remove these lines as they can be several millimetres deep within the concrete slab. These lines may be impossible to remove without the use of more aggressive tools than a standard Concrete Grinder. A Concrete Scarifier or Shot Blaster would most likely have to be used in this situation. Extra charges may occur if a Concrete Scarifier or Shot Blaster is required.//

Concrete Polishing

– Aggregate Exposure: The amount of aggregate exposed can significantly affect the appearance. Aggregate is not always symmetrical on the floor.

– Concrete Mix: The composition of the concrete mix can vary from one batch to another, leading to differences in colour and texture. Pouring a fresh concrete slab is sometimes the only way to bypass this issue.

– Different Aggregates: Different concrete slabs will alter the look of your polished concrete. It is important to understand what aggregate you have in your concrete before picking a colour, unless you are planning to pour a new slab and have discussed this already with your builder/concreter.

– Surface Imperfections: Polished concrete can be affected by any existing imperfections on the concrete. Cracks, blemishes, or irregularities in the concrete can also affect the final appearance.

– Polishing Process: The polishing process itself can be adjusted to achieve different levels of sheen and reflectivity. The choice of polishing pads, the number of polishing passes, and the use of chemical treatments can all influence the final appearance.

– Dye or Stain: Many polished concrete floors are enhanced with dyes or stains to achieve specific colours or patterns. The type and application of these colouring agents can lead to variations in the appearance.

– Environmental Factors: The environment in which the concrete is poured and cured can impact its final appearance. Temperature, humidity, rain, and other conditions can affect how the concrete sets and cures, which can result in variations in colour and texture.

– New Builds – It is always recommended that a polished concrete floor be installed AFTER external walls and BEFORE new kitchens, jip rock, skirting boards, tiles, and paint are installed or applied. If our recommendations are not followed, any damage will be at the client’s or builder’s cost.

– Results cannot be guaranteed on concrete polishing jobs; every concrete slab is laid differently with different aggregates.

– Skirting Boards must be removed before concrete polishing. By the customer or our team, at the customer’s expense.

– The client must remove or pull back any grassed edges, mulches, plants, or decorative rocks that may be overlapping the concrete before concrete polishing.

– Red Mud and Dirt WILL stain your concrete, even after it has been sealed.

– Also, it is important to make sure that any adhesives on the concrete, used for previous flooring, are removed completely before you begin polishing. This will ensure an even finish. If it hasn’t already been done for you, a concrete grinding team must be hired to do so.

– Working hours and/or days on your job may be rescheduled due to weather issues.

– Cracks in concrete that require repairs may incur additional charges at the client’s expense.

– Holes/Pits that need to be patched or repaired may incur additional charges at the client’s expense.

– The client agrees to be held financially accountable for any unforeseen financial changes to the quotation that may arise throughout the work, such as but not limited to variations/inconsistencies in concrete placement and finish, undulation, screed lines, boot prints, steel grids, and machine lines all of which play a massive part in your finished product’s desired exposure. Take extra care when hiring a concrete contractor to pour your concrete slab. To achieve your desired finish, choose a reputable concreter with experience in polished concrete.

– The contractor will not be held liable for any damage to its work caused by storms, floods, animals, other trades, misuse of chemicals, or simply not following the aftercare guide. This clearly states that you should ONLY use pH-neutral cleaning agents designed for polished concrete. If you can’t find the aftercare procedures, feel free to request the document directly from us.

– If your slab has not been poured to the national regulations, more products and hours of labour may be necessary to produce a product that you, the customer, are happy with, which may incur additional charges. The contractor will not be held financially accountable for slabs that do not meet these requirements.

– Removal of coatings such as epoxies, glue, paints, waterproofing membranes, stencil concrete, and so forth on top of a floor to become polished or honed concrete may change the desired stone exposure. All Variations will be conveyed before and during the processes.

– Due to concrete conditions after removing coatings such as spraycrete, wet stencil concrete, epoxies, paints, etc., the process may incur additional charges at the client’s expense.

– The finish is always dependent on the quality and condition of the concrete provided/poured. The contractor can not be held liable for any unforeseen discolouration in some honed/polished concrete jobs.

– Some variations in the finish, texture, shading, or scoring depth can occur and are part of the installation’s individuality. These variations do not alter the contractor’s or client’s obligations under this agreement.

– In instances where your concrete was not adequately vibrated to remove air voids and moisture pockets, in stairs, pool copings, ETC. We will have to patch-repair these areas, and to the best of our ability, match as similar in colour as possible; however, these areas will still be noticeable. These variations do not alter the client’s obligations under this agreement.

– It is strongly recommended that the client or builder use “Ram Board” or similar matching quality brand products to protect the concrete surface from other trades. Throughout the whole process, while the construction of the building continues to be constructed after the contractor has left.

– Some high-performance tyres and good-quality “All Season” tyres may leave black/brown marks on your concrete. As long as the tyres do not get too hot, they will not leave behind marks. (When a tyre heats up from driving, these plasticisers tend to relax and leach out of the tyre. This leaching effect is what leaves brown/black-looking tyre marks on your concrete.

– Concrete Crack Repair methods will reduce the appearance of the cracks in your concrete; however, they will not be completely eliminated and may still appear in the future due to the nature of the concrete and its ability to expand and retract due to movement or moisture.

– No warranty can be given if you fail to adhere to the manufacturer’s guidelines.

– A Honed Concrete Finish does not include any grouting; the finished product may have small holes and inconsistencies. This is the design of the finished product. A penetrative or topical sealer is not a waterproofing membrane and will not stop moisture absorption in or on your Honed Concrete.

– Repaired cracks reappearing can not be covered under any warranty, as the concrete slab’s movement or foundation is uncontrollable. The contractor shall have no liabilities.

– The client agrees to allow the contractor access to electricity and water as required to complete the necessary works.

– There is no guarantee that an exact match for a chosen colour will be the same as a printed or online colour card/guide/photo. Please use these as a guide only. The contractor cannot be held accountable for slight colour variations from the batch supplied by the manufacturer.

– There is no guarantee concerning the colour matching of previously installed works, whether such work was by the contractor or any other entity.

– If the client is removing tiles, have the concrete underneath polished. You will be asked to sign a waiver. agreeing that you have been made aware of the likelihood of ‘ghosting’ and that we will not be held financially accountable if you decide not to proceed. ‘Ghosting’ can be a grid-like pattern left behind in the concrete, caused by hydration differences & the concrete curing at different rates. Moisture exposure between the tile and the exposed grout line can, over time, also cause hydration effects. These differences can be enhanced over time due to dirty water being pushed down into the concrete from washing the floor/substances being spilled, or constant water exposure from an outside source.

– Concrete Grinding Sydney has made no allowance or inclusions for slip testing unless requested by the client and directly written in the quotation.

– An extended warranty is available to the client if the surface is re-sealed. buffed and maintained by the contractor at the customer’s expense.

– No warranty can be given against marks or stains on your concrete surface, due to tyres, spills, ETC. No sealer manufacturer or supplier can give any warranty that this will not happen.

– The client shall be entitled to a 2-year warranty on all overlay products installed by the contractor for product failure or faulty quality. This covers excessive delamination, discolouration, flaking, or chipping; anything cumulatively more considerable than the size of an A4 piece of paper is considered excessive. Anything smaller would be at the discretion of the contractor. This is only in place for customers who adhere to the maintenance instructions. The contractor will not be held responsible for lack of care, mistreatment of new floor surfaces, or environmental factors.

Concrete Grinding – Technical Terms, Scope Limitations, Risk Allocation & Warranty Conditions

Nature of Service (Surface Preparation – Not Structural Alteration)
– Concrete grinding is a surface preparation service intended to remove surface irregularities, coatings, contaminants, adhesives, or isolated high spots.
– Concrete grinding does not constitute structural modification, slab levelling, load correction, engineering works, or certification unless expressly agreed in writing.

Surface-Only Treatment (No Subsurface Guarantee)
– Concrete grinding affects only the accessible surface of the slab.
– No representation is made regarding the condition, integrity, or performance of the slab beneath the ground surface.

Site Assessment Limitations (Visible & Accessible Conditions Only)
– Any inspection, quotation, or recommendation is based solely on conditions visible and accessible at the time of inspection.
– Hidden or latent conditions may exist and may only become apparent once grinding has commenced.

Latent Conditions & Unforeseen Substrate Issues
– Concrete Grinding Sydney is not responsible for hidden or latent conditions including (without limitation):
(a) voids, delamination, honeycombing, or soft concrete;
(b) moisture, vapour pressure, or hydrostatic issues;
(c) patch repairs, membranes, coatings, adhesives, or contaminants;
(d) slab defects, inconsistencies, or poor original workmanship.

Defined Scope of Works (Strict Limitation)
– Grinding works are strictly limited to the areas, depths, and scope expressly quoted.
– The contractor is not responsible for adjacent, connected, or similar areas not included in the agreed scope, even if similar conditions exist.

Grinding Depth, Removal Limits & Equipment Capability
– Concrete grinding is limited by the capability of the equipment used and the condition of the slab.
– Under standard conditions, concrete grinding is designed to remove up to 3mm of concrete from the surface of a slab.
– In some cases, isolated high spots of up to 6mm may be reduced; however, where high spots are widespread, concrete grinding may not be suitable and alternative machinery such as concrete scarifiers may be required.

– Maximum grinding and removal depths are strictly limited as follows:
Concrete Grinding – Residential: up to 3mm
Concrete Grinding – Commercial: up to 6mm
Coating Removal: up to 6mm
Bump Removal: up to 8mm
Double-Layer Coating Removal: up to 12mm

– Concrete grinders require a reasonably level surface to operate effectively.
– Where a slab is significantly uneven, warped, out of level, or excessively undulated, grinding effectiveness may be limited or the service may not be achievable using grinding alone.

High Spots, Bumps & Level Tolerances
– Concrete grinding is suitable for reducing isolated high spots only.
– Grinding is not a substitute for structural rectification, floor levelling compounds, or slab replacement.

Discovery of Additional Conditions
– Additional coatings, adhesives, membranes, defects, or slab conditions may be uncovered during grinding.
– Any additional works required constitute a variation.

Edge, Perimeter & Detail Limitations
– Grinding effectiveness may be limited near walls, corners, columns, penetrations, fixtures, or thresholds.
– Minor shadow lines, hand-tool marks, or unground edges may remain and do not constitute a defect.
– We use specialised tools to get the most flawless finish possible.

Embedded Services & Client Disclosure
– The client must disclose and clearly identify any embedded services including conduits, heating systems, sensors, reinforcement, or post-tension cables.
– The contractor is not responsible for damage to undisclosed embedded services unless caused by proven negligence.

Dust Control & Operational Reality
– Commercial dust extraction systems are used to significantly reduce airborne dust.
– Zero dust cannot be guaranteed, and certain grinding processes require minimal dust to operate correctly.
– Dust migration does not constitute a defect.

Silica Exposure & WHS Compliance
– Concrete grinding generates respirable crystalline silica (RCS).
– The contractor operates in accordance with applicable WHS legislation and uses engineering controls and PPE.
– The client must ensure unauthorised persons, occupants, and other trades are excluded from the work zone.

Exclusion Zones & Site Control
– The client must provide and maintain a clear exclusion zone around the grinding area.
– Works will not proceed where site control cannot be maintained.
– Delays caused by inadequate site control may result in stand-down charges.

Fire Alarms, HVAC & Sensitive Systems
– The client is responsible for isolating fire alarms, smoke detectors, and HVAC systems prior to works.
– The contractor is not liable for alarms triggered or contamination caused by failure to isolate these systems.

Vibration & Transmission Risk
– Grinding machinery generates vibration that may transmit through slabs and adjoining structures.
– The contractor is not responsible for cosmetic cracking, disturbance, or movement caused by vibration except where caused by proven negligence.

Moisture, Vapour & Slab Conditions
– Concrete grinding does not resolve moisture, rising damp, vapour transmission, or water ingress issues.
– Failures of subsequent coatings, adhesives, or finishes caused by moisture are outside warranty coverage.

Not a Polishing, Sealing or Finishing Service
– Grinding does not include polishing, honing, sealing, coating, or slip resistance testing unless expressly quoted.
– The ground surface is intended as a preparation layer only.

Surface Appearance & Aesthetic Variability
– Grinding may expose aggregate, colour variation, patching, or historical repairs.
– Visual inconsistency is inherent in concrete and does not constitute a defect.

Slip Resistance & Compliance
– Slip resistance testing or certification is not included unless expressly quoted.
– The client is responsible for determining suitability for the intended use.

Interaction With Other Trades
– The contractor is not responsible for damage caused by:
(a) other trades or contractors;
(b) drilling, fixing, anchoring, or cutting;
(c) coatings or finishes applied by others;
(d) changes to load, use, or site conditions after completion.

Equipment Access, Load Ratings & Site Suitability
– The client warrants that slabs, ramps, and access paths can safely support the weight of grinding equipment.
– The contractor is not responsible for damage caused by inadequate load capacity.

Access Windows & Continuous Work
– Pricing assumes continuous access during agreed working hours.
– Restricted access, staged works, or shutdowns may result in additional charges.

Timeframes (Indicative Only)
– Any timeframes provided are estimates only.
– Delays due to slab condition, access restrictions, weather, or unforeseen issues do not entitle the client to price reductions.

Hazardous Materials
– The client warrants that the work area is free from asbestos or hazardous materials unless disclosed in writing.
– Discovery of suspected hazardous materials will result in immediate cessation of works, with all delays and costs borne by the client.

Client-Supplied Information
– The contractor relies on information provided by the client regarding slab history, coatings, and prior works.
– The contractor is not responsible for outcomes affected by incorrect or incomplete information.

Workmanship Warranty – Scope & Limits
– Any workmanship warranty applies only to the grinding works performed within the defined scope.
– Warranty does not cover:
(a) substrate defects;
(b) moisture or vapour issues;
(c) cracking or movement;
(d) wear and tear;
(e) damage by others;
(f) failure of subsequent finishes.

Warranty Claim Procedure
– Any concerns must be reported in writing immediately upon discovery.
– The contractor must be given reasonable access to inspect prior to any rectification.
– Interference by others may void the warranty.

Deemed Acceptance After Use
– Use of the surface, application of coatings, installation of flooring, or trade access constitutes acceptance of the works.
– No claims relating to appearance or grinding pattern will be accepted after subsequent works commence.

Waivers for High-Risk Substrates
– Where grinding is performed over tiles, adhesives, membranes, coatings, or compromised slabs, the client may be required to sign a waiver acknowledging increased risk.

Photographic Records & Evidence
– Photographs and videos may be used to document pre-existing conditions, scope, and completion and relied upon in the event of a dispute.

Not Engineering, Design or Certification Advice
– The contractor does not provide engineering advice, floor level certification, or compliance assessments unless expressly agreed in writing.

Australian Consumer Law
– Nothing in these terms excludes, restricts, or modifies any rights or guarantees that cannot be excluded under the Australian Consumer Law.
– Where liability can be lawfully limited, it is limited to the extent permitted by law.
